Once you have made the important decision to sell your property, it is crucial to engage someone experienced in the conveyancing practice. Master Property Conveyancing will assist you from the initial step through to settlement and collaborate with all parties involved to ensure a smooth transaction.

We must commence with the immediate tasks to have the Vendors Statement and Contract of Sale documents prepared. We are required to apply for an up-to-date title and plan search, any instrument search if applicable, all statutory and government certificates from the relevant authorities and if applicable any building documents such as permits, certificates and reports.

After the Contract of Sale and Vendors Statement are completed and exchanged, we will prepare a Section 27 Statement seeking a release of deposit money and liaise with the mortgagee (if applicable). We will continue to communicate with the selling agent, the purchaser’s representative, the mortgagee (if applicable) and attend to all their requirements including checking compliance with any contractual special conditions, attend to the discharge of mortgage and any encumbrance (if applicable) and/or obtain the original or control of Certificate of Title if unencumbered. We will also provide the Foreign Residents Withholding Tax Clearance Certificate/s and GST Notification to ensure that no funds are withheld from the settlement monies, prepare the necessary conveyancing documents, check and approve the Statement of Adjustments and advise of the required settlement payouts. We will then attend to settlement, prepare and send the Notices of Dispositions to the relevant authorities and provide you with a Settlement Statement.
